That's not a thin-sample fluke; forty-one closings is real volume. A town long pitched as the "value alternative" in the corridor just joined the $600K club, and it says a lot about where this market is headed.
Palatine: The Value Story Is Evolving
Overall Palatine activity ran 73 sales in 30 days (down modestly from 78 last year) with an all-homes median of $420,000, up 4.3%. But the single-family line is where the action is: $600,000 median, up double digits. The Fremd-boundary premium keeps doing its work, and neighborhoods with turnover — like Winston Park — are where buyers still get chances. Meanwhile the entry rung is holding: condos traded at a $222,000 median (up 5.7%), and with 67 condos currently listed, downtown options like Renaissance Place remain one of the corridor's most attainable doors.
Arlington Heights: Depth at Every Price — Except New Construction
Arlington Heights heads into August with roughly 206 homes on the market: 125 single-family listings spanning $315,000 to $2,650,000, 64 condos from $130,000, and 15 townhouses. The average listed house is sitting near $748,000 — the corridor's deepest, priciest single-family market, with average property taxes around $8,100 to match. Two things we'd flag for buyers. First, the condo floor: units from the $130s — think Brandenberry Park on the east side — remain the cheapest respectable way into AH and its schools. Second, new construction is nearly extinct here: just three new-build listings, all $1.3M+. If you want new at a family price, that market has moved to the edges — places like Clublands in Antioch, where nineteen new-construction homes are for sale right now in the $400s–$600s.
Wheeling: The Squeeze Grinds On
Last month we reported eleven single-family homes for sale in all of Wheeling. As of our latest check, that picture hasn't meaningfully changed — detached inventory remains about a dozen homes for a village of 39,000, with the average list near $531,000. Attached homes are still doing the heavy lifting: roughly 39 condos and 33 townhouses listed, which is why we keep pointing value-minded buyers at Arlington Club and the Wheeling ladder generally. Sellers of detached homes here: you have close to a captive audience.
What This Means If You're Buying
The pattern across towns is consistent: single-family prices firm to sharply higher, condo markets liquid and (relatively) sane.
