What the premium buys

The best downtown in the northwest suburbs, full stop. Streets close all summer for Arlington Alfresco, live music runs at Hey Nonny, Shakou handles sushi night, and Frontier Days takes over Recreation Park every July. No neighboring town matches the sheer Friday-night product.

Blue-chip neighborhoods. Scarsdale, Ivy Hill, Stonegate — these are the addresses with decades of proven demand, and the District 25-into-D214 school pipeline underneath them.

Liquidity. AH homes sell fast in every market. You pay for that certainty going in; you collect it going out.

What the premium costs

Roughly $100K–$200K over comparable homes in Mount Prospect or Palatine for similar square footage — sometimes more near downtown. Teardown construction is constant in the hot pockets (great for values, less great for your quiet Saturday). Downtown parking gets real on event nights. And the entry-level is vanishing: sub-$400K detached houses are nearly extinct here.

Worth it if…

You'll actually use the downtown weekly, not admire it annually. You're buying a forever-ish home where liquidity and prestige compound. Or you're chasing a specific micro-neighborhood — in which case nothing else scratches the itch.

Skip it if…

Your budget lands you in a compromised AH house when the same money buys the best block in Mount Prospect or Palatine — same D214/D211-tier schools, better house.
