Entry-level buyers can find condos and townhomes starting in the low $300s, while single-family homes span from the mid-$300s to well over $800,000 for larger properties near downtown. Downtown Arlington Heights is genuinely one of the best in the suburbs. With over 40 restaurants, boutique shopping, live music at the Metropolis Performing Arts Centre, and the Metra just steps away, it has a walkable urban energy you don't expect from a suburb. Arlington Park (formerly the horse track) is being redeveloped into a massive mixed-use project that will reshape the community.
The insider version: in summer, downtown closes streets for Arlington Alfresco and the restaurants spill their tables onto the pavement — it's the best few months of the year here. Our clients' favorites: Shakou for sushi, live music most nights at Hey Nonny, a couple of great Mexican spots, and music in the downtown courtyard on certain evenings. And every July, Frontier Days takes over Recreation Park — bands, rides, food, drinks — one of the biggest and best local festivals in the northwest suburbs, in our opinion.
Arlington Heights is widely regarded as one of the top school districts in Illinois — and it's a primary reason families choose to live here. Elementary students are served by School District 25, covering multiple elementary schools including Dryden, Ivy Hill, Olive-Mary Stitt, Westgate, Windsor, Patton, Greenbrier, and South Middle School / Thomas Middle School. District 25 regularly earns top marks in state performance assessments.
For high school, students attend John Hersey High School, part of Township High School District 214. Hersey is consistently ranked among the top 5–10 public high schools in Illinois, known for its AP and IB-track coursework, state championship athletics, and college placement rates. It's a significant draw for buyers relocating to the area.
Some areas near the Wheeling border are served by CCSD 21 and attend Wheeling High School. We always recommend verifying your specific address with the district before purchasing.

For the right buyer, absolutely — the downtown, the festivals, the blue-chip neighborhoods and the resale liquidity are real. But comparable homes run $100K–$200K more than Mount Prospect or Palatine, and both neighbors share the same tier of schools. Our honest rule: a great home on a great street beats a compromised one with a famous zip code. We wrote a full breakdown of when to pay it and when to pass.

Both, depending on your address — and both are excellent, so you can't lose. Roughly, the north side feeds John Hersey and the south-central feeds Prospect, with some blocks going to Buffalo Grove or Rolling Meadows High — all District 214. Boundaries split streets, so never trust a listing's claim; we verify feeders for any address, usually same-day.
Depends what you're optimizing for: Scarsdale is the classic everyone swoons over, Ivy Hill anchors the family north side, Recreation Park and Stonegate put downtown on foot, and Berkley Square or Westgate stretch the budget furthest. Land value. In hot pockets, the lot alone justifies replacing an original mid-century home with a $1M+ new build — which is why you'll see 1,000-square-foot ranches asking $500K near downtown. Great for long-term values; worth knowing if construction noise bothers you or if you're the one hunting a buildable lot.
Elite: two Metra UP-NW stations (downtown and Arlington Park), about 35–45 minutes to Ogilvie, O'Hare in 20, and Route 53/I-90 for drivers. The two-station trick means more schedule options than any neighbor.
